KI RESIDENCES AT BROOKVALE
Nestled in Nature, Embraced by Life
Bask in the serenity of the leafy Bukit Timah enclave and yet be not far from the lifestyle playgrounds of Holland Village and Orchard Road. With its 999-year tenure, Ki Residences is a home poised to stand the test of time, just like the trees that reside on its ground.
About Ki Residences
Ki Residences at Brookvale is located in Sunset Way which is the former Brookvale Park with 160 units that was sold to Hoi Hup Sunway, a joint venture between Hoi Hup Realty and Sunway Developments, in a collective sale sealed under private treaty in Feb 2018. This 999-year leasehold land is the largest investment by Hoi Hup and Sunway Developments in their 11 years of partnership. It sits in a central yet lush setting which provides a great opportunity for the developer to create an excellent residential product
The development is nestled in a serene and exclusive area in Sunset Way where currently there is only a single access road to the development. It is situated among the landed properties and one nearby condominium and surrounded by woods and forest.
Ki Residences will comprise of a total of 10 blocks of 12-storey mid-rise condominium which are designed in a linear format with North-South facing orientation. Blocks that are facing the North will have potentially an unblocked view which is over the green strip, PIE and landed estate in Bukit Timah, while those that are facing the Southern direction will have an unblocked view over the landed estate in Sunset Way estate.
A new road, Brookvale Drive will connect the development directly to Clementi Road, thereby bypassing the Sunset Way which gives residents a shorter drive or walks to the main road. It is also a short distance away to Bukit Timah Nature Reserve and Clementi with nearby reputable tertiary and international education institutions such as Singapore Polytechnic, Ngee Ann Polytechnic, School of Science and Technology, NUS High, National University of Singapore and Integrated International School.
Ki Residences design has a strong concept that is informed and inspired by its environment and the spirit of its place. The greenery, the serenity, the exclusivity, the natural setting, the spacious grounds and the wholesomeness and well being of the occupants are what comes to mind when we visit the site. We want to bring the spirit of this place, the genius loci, into all aspect of the design. To do that, we borrowed heavily the word "Ki" in Japanese that happens to encapsulate and represent some of the definitions of the main elements seen in the concept.

The Ki Residences at Brookvale is located in close proximity to Bukit Timah and Beauty World area where multiple plans to rejuvenate and enhance the liveability in this area which has either been announced in the 2019 URA Master Plan or the news, of which some has already begun working on it. These includes
- Rail Corridor
- Green Corridor
- Rifle Range Nature Park
- Bukit Timah Fire Station
- Integrated Transport Hub (ITH)
- Bukit Timah Community Building
- Holland Plain
- Cross Island Line (CRL) MRT
By the time the development is completed, most of the upgrading works would have been completed and residents will get to enjoy these nature and heritage site and amenities as well as connectivity.
- Rail corridor
The railway line, which was previously used for transporting commuting and transport of goods, was returned to the Republic in 2011. Multiple public engagements from 2011 to 2014 was met to draw ideas on how to shape this long and narrow strip of land running from Woodlands in the north to Tanjong Pagar in the south. In 2015, a proposal for a Rail Corridor was requested with key objectives and strategies of being a memorable, comfortable, accessible, eco-friendly, inspiring and growing corridor.
The central part of the Rail Corridor will take visitors to a variety of landscapes like the Bukit Timah Nature Reserve, Bukit Timah Railway Station, and truss bridge.
- Green Corridor
The Green Corridor, which is part of the Coast to Coast Trail, will run from Jurong Lake Gardens to Botanic Gardens and finally to Gardens by the Bay which will link these 3 national gardens together. The section along Bukit Timah Canal will be an elevated sky park built above the canal as there is limited land to build a nice green park along that stretch. Construction works will start in 2021 and targeted to be completed in two to three years.
- Rifle Range Nature Park
The Rifle Range Nature Park will have an elevated walkway linking Beauty World to the former Sin Seng Quarry by 2020. Visitors will be able to experience vast greenery above the canopies of the forest through a Sky Garden. Hiking trails will also be added to let visitors learn the history of quarrying as they hike around the park.
- Bukit Timah Fire Station
As Bukit Timah advances through the years, the old kampung landscape made of combustible materials has disappeared as many new luxury properties have sprung up. The old Bukit Timah Fire Station, which was built in the 1950s, was an integral part in keeping the kampung home safe from widespread blazes. In an effort to preserve the heritage, this building together with the adjacent railway staff quarters was gazetted for conservation.
Plans are ongoing to convert it to a visitor centre to the Rail Corridor and the Coast to Coast Trail which serves as a node to the nearby nature and heritage sites like the Former Ford Factory, Dairy Farm Nature Park and Bukit Timah Nature Reserve. while the former railway staff quarters could house food and beverage establishment and curated gardens like the Dempsey Road.
- Integrated Transport Hub
As part of the government's effort to inject vibrancy to the Bukit Timah and Beauty World area, they have recently launched a commercial and residential site for sale along Jalan Anak Bukit. The Beauty World is visioned to be a green urban village that will be the gateway to the Bukit Timah's nature attractions.
This tender will close on 30 March 2021 and market experts are expecting the bids to be in the region of $1,050 to $1,250 per square feet per plot ratio. This plot of land could potentially yield about 845 home, either residential units or serviced apartments and/or both, together with a bus interchange and commercial mall.
- Bukit Timah Community Building
Residents in Bukit Timah will see a brand new all-in-one facility building incorporating a market, food centre, community centre, library, indoor sports hall, and elderly care facility at the current Bukit Timah Food Centre at the doorsteps of Beauty World MRT Station.
- Holland Plain
It was announced in 2016 by URA to develop this area located between Holland Green and Holland Plain into a private residential units which could yield up to 2,500 dwelling units, designed with a sustainable water management features, a wetland park and large community plain that will create an inviting and lush environment for surrounding residents and the new community to enjoy.
- Cross Island Line
Singapore is embarking in the most ambitious MRT project ever taken to build a 50km MRT line from Changi in the East to Gul Circle in the West that will have more than 6 carriages. This Cross Island Line (CRL) will pass through densely populated areas such as Pasir Ris, Hougang, Ang Mo Kio, and Clementi. In the infographics diagram, there are proposed stations at Bukit Timah and Clementi. where it will intersect with the Downtown Line and the East-West Line.
